什么是房产投资的BRRRR模型?

  • Buy
    • Buying properties under market value
    • Never investing more than 75% of the property’s after repair value.
  • Rehab
    • Do something to make the house livable and functional
    • Add more value than their cost
      • Drywall damage - easy repair
      • Horrific landscaping - easy and cheap repair
      • Outdated bathrooms - $300-$5000
      • Too few bedrooms - home with 1200 sqft can add to 3 or 4 bedroom
  • Rent
  • Refinance
    • Find banks that offer cash out
    • Find banks that are willing to lend on the appraised value as soon as a property has been rehabbed or rented. Some banks require a seasoning period. 
  • Repeat
